  1. Approved on Tuesday.

A rear extension under half a mile from your yard. The council has said yes, so the homeowner is about to start ringing round.

  2. A floor plan of the rear extension, drawn on the back of the house among its neighbours.

The council’s plans come with it.

We fetch the drawings from the council’s planning page, so there’s no hunting for them. If a council doesn’t share them, we say so, and you can price from your own.

  3. The same plan with its measurements marked: 5,000 wide and 4,000 deep, with the floor hatched.

Measured and priced in about two minutes.

It reads the drawings and takes off every wall, floor and roof.

  4. The extension taken apart into four layers: groundworks, finishes, walls and roof, each with its price.

Every line, not a lump sum.

The AI suggests the rates and our code does the sums. You can change any of them, so the price is always yours.

Choose a trade to see its lines.

Each line includes its share of preliminaries, overheads, profit and VAT.
  5. On your letterhead, not ours.

Real A4 pages with your name, your logo and your colours at the top.

  6. Email it free, or we’ll post it.

Send it in a click. Or we print it, fold it and post it, and you never go near a printer.

  7. They say yes on their phone.

No app and no account. They read it, press one button, and it’s agreed.

It can miss things.

It’s a quick first draft, not a survey. So it tells you what it assumed and what it left out, and you check it the way you’d check anyone else’s price.

What it assumed
Normal ground, with no piling
Clear access down the side of the house
Drains where the plans show them
A mid-range kitchen, fitted
What it left out
Building control fees
A party wall surveyor
Structural engineer’s calculations
Moving the boiler

Pricing a job costs about £1.

That’s 10 credits, and they come back if it fails. Searching for jobs and emailing quotes cost no credits at all.

Straight answers.

Is the price accurate?

We don’t have a figure to give you yet, and we won’t make one up. It shows every quantity and rate, what it assumed and what it left out, so you can see where it’s wrong. Treat it as a quick first draft and check it before it goes out.

Where do the jobs come from?

Public council planning registers, bought through PropertyData. You see applications that are approved or waiting for a decision. Refused and withdrawn ones never show, and if a search fails it says so. It never makes up jobs.

Do other builders see the same jobs?

Yes. They’re on a public register, so anyone can look, and we don’t sell a job to one builder. Being quick matters.

Does it work round here?

You can search around your yard, up to three miles out. Getting the plans depends on the council: Brent, Manchester and the City of London are the ones confirmed so far. Where we can’t get a council’s plans, we say so and charge nothing, and you can price from drawings you already have.

What if it can’t price a job?

You get your 10 credits back, and it tells you why. If it can’t get the plans in the first place, nothing is charged at all.

Does the homeowner pay anything?

No. They don’t need an account or an app. They open the link, read the quote and answer.

Can they change their mind after accepting?

Yes. They can cancel within 14 days without giving a reason, and you’re both emailed. We tell you the date, so you don’t start early unless they ask you to.

Can I stop whenever I like?

Yes. Cancel on the billing page at any time, and your plan runs to the end of what you’ve paid for. After that you’re on Free: the plan’s credits go, and any credits you bought stay.

The job above is an example. The builders, Mrs Okafor and 14 Elm Road are made up, and so are their figures.
